Every senior community shows you a pool, a clubhouse and a smiling resident. The photography is not how you tell them apart. Use these twelve questions on every visit — write the answers down — and by the third community the real differences will be obvious. Bring this list; a good operator will welcome the questions, and a weak one will dodge them.
The operator & the promise
1. Who is the developer, and what have they delivered?
You are entering a 20-year relationship. Look for a real track record and a real balance sheet — a listed or long-established developer (Harmonia Pavilion is by Lancor Holdings) is far safer than an unknown operator.
2. Is it RERA-registered, and can you see the number?
A genuine project will show its RERA registration without hesitation (Harmonia Pavilion: TNRERA/1/BLG/0299/2025). No number, no conversation.
3. When is possession — really?
Ask for the committed handover date in writing and check it against the RERA filing. A community you can move into soon (Harmonia Pavilion targets occupancy before end of November 2026) is worth far more to a family that needs a safer home now than one that is years away.

4. What medical support is on site — and is it staffed 24/7?
There is a world of difference between a doctor "on tie-up" and a 24/7 doctor, nurse and clinic on the premises with an ambulance. Ask exactly what is on site versus outsourced.
5. What happens in an emergency at 2 a.m.?
Make them walk you through the chain: who responds, in how many minutes, which hospital, and how family is notified. This is the scenario you are really buying protection against.
6. Is the home actually senior-friendly by design?
Look for grab bars, anti-skid flooring, step-free layouts, wide doorways and emergency call buttons as standard — not as an afterthought you have to retrofit.
Daily life
7. What is the food situation — and can you cook?
Ask whether dining is included or billed, whether it suits your diet (Harmonia Pavilion offers vegetarian multicuisine dining), and whether homes have a kitchenette so residents can cook when they want.
8. What is genuinely included in maintenance?

9. What is there to actually do here?

10. Who are the other residents?
Your parents’ neighbours will shape their daily life more than any amenity. If you can, talk to current or prospective residents and see whether it feels like their kind of people.
11. Can you stay overnight before deciding?
